Maintenance

Before move-in, each home will undergo a thorough make-ready process, including repairs, fresh paint, carpet cleaning, and a full cleaning of the entire home.

Our maintenance team is available during regular business hours and on-call after hours for emergency situations.

For assistance with a repair, a service request will need to be submitted through the resident portal. Once received, our maintenance team will complete the request during regular business hours.

You do not need to be present in order for our maintenance team to complete your service request.

If you are locked out of your home, please contact our leasing office to speak with a member of our team. For after-hours assistance, please select the option to be connected with an on-call maintenance team member.

Feel free to enjoy decorating your home, as long as you adhere to the guidelines outlined in your lease agreement.

Amenities

Our community features private two-car garages, a dog park, and a hammock park with BBQ stations and scenic picnic spots. Inside your home, enjoy the luxury of smart home technology, GE stainless steel appliances, and designer vinyl flooring.

Each home comes with an attached two-car garage. There are also visitor parking spaces available.

Each home in our community comes with a premium stainless steel appliance package, featuring a microwave, dishwasher, gas range, and refrigerator with freezer. Additionally, every home includes a full-sized washer and dryer for your convenience.

Each home features a dedicated laundry room on the third floor, equipped with a full-sized washer and dryer.

Our community is pet friendly and allows a maximum of 2 pets in each home.

Our pet fees consist of a non-refundable one-time pet fee of $250 per pet, a refundable pet deposit of $350 per pet, and a monthly pet rent of $35 per pet.

Our community has a 100 lb weight limit on all pets. The following restrictions apply: Unusual, vicious or propensity to be vicious animals, including without limitation the following: reptiles (snakes & iguanas), invertebrates, (tarantulas and piranhas), anthropoids, rodents, mammals (ferrets, skunks, raccoons, squirrels and rabbits), birds (parrots, cockatiels & macaw), canines a & felines (other than domesticated dogs and cats), Pit bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Pinschers, Chow Chows, Saint Bernard’s, Great Danes, Akitas, Pit Bull Terriers/Staffordshire Terrier, Presa Canarios, American Bulldog, Wolf-hybrids and any hybrid of mixed breed of one of the aforementioned breeds. Restricted breeds shall have the broadest meaning.

Our community features a fully fenced dog park, providing a safe and enjoyable space for your pets to play and explore.

We do not offer fully furnished homes at this time.

Most packages will be delivered directly to your door, with the exception of USPS deliveries, which will be placed in one of our parcel lockers at the mailbox center.

Our community quiet hours align with the city's regulations, with quiet hours observed daily from 10:30 PM to 7:00 AM.

Admin

There are no fees required to take a tour of our community.

Virtual tours are available anytime at https://www.livevillaeatx.com/virtual-tours. Self-guided tours can be scheduled daily from 9:00 AM to 7:30 PM through our website. Guided tours are available by appointment only.

To submit an application, simply visit https://www.livevillaeatx.com/floorplans and click "Apply" under the home you wish to apply for.

Once all required documentation is submitted, the application will be reviewed within 3 business days.

Rent can be paid online through your resident portal via bank account, debit card, or credit card. Alternatively, you can pay in person with cash at any participating PayNearMe location.

Yes, we require renters insurance to be purchased prior to move in. Renters insurance can be purchased through Assurant360 or through a 3rd party insurance company of your choice. We require a minimum of $300,000 in liability coverage and we must be listed as an additional interested party.

The monthly rent rate does not include utilities. These will be due in addition to rent.

Water, sewer, and electricity will be billed based on your usage and paid through the resident portal, along with rent, on the 1st of each month. Gas is the only utility that must be set up by the resident with Texas Gas prior to move-in.

For cable and internet services, we recommend using Spectrum but you can use any provider who services the area.

We appreciate resident referrals and offer a referral bonus! To qualify, simply ensure that the person you refer lists you as the referral source when completing their online application.

The 1st/FM 1626 Bus Stop is located less than one mile from our community.

Villae ATX is located in the Austin Independent School District.

Our community offers a fenced-in dog park, just steps from your front door, for your pets to enjoy!

Yes, there are bike trails located at the Slaughter Creek at Twin Oaks Greenbelt and at Mary Moore Searight Metropolitan Park.
